How long does a mechanics lien last?

Once a mechanic’s lien claim has been recorded and established, the governing state law establishes the deadline by which the claimant must file a lawsuit in order to enforce the lien claim.  Depending on the state in which the improved property is located, claimants may be able to amend or update their lien claims to reflect payments received or other changes to the potential lien claim.  If the claimant fails to file the lawsuit by the required state deadline, the mechanic’s lien claim expires and ceases to be enforceable.
