Filing a mechanic’s lien claim allows the claimant to seek payment directly from the owner of the improved property.
If the lien claimant is the general contractor (or another contractor who has directly contracted with the property owner), filing a mechanic’s lien claim will cause immediate and substantive problems for your client. If the lien claimant is a subcontractor or material supplier to a contractor, filing a mechanic’s lien claim may require the general contractor on the project to make certain payments or post funds to be set aside pending the resolution of the lien claim.
