Who is eligible to file a mechanic’s lien varies from state to state, but the privilege of filing a mechanic’s lien against a real property is usually restricted to contractors and material suppliers who provided labor and/or materials to improve a real property per an agreement with the owner of the improved party or with the eligible general contractors or subcontractors who have a direct contract with the owner.
